What we build

Every house extension, one in‑house team

Don't move out, move outwards. An extension is usually the best value way to get the space a family needs, and VAA Construction has been building them across Essex and London since 2000. We take the whole job on: groundworks and footings, brickwork and blockwork, steels to open up the back of the house, the roof, glazing, and then the plastering, electrics, plumbing and finishing inside.

Because our own brickworkers, scaffolders, joiners, plasterers, roofers, electricians and plumbers do the work, one team runs the project from start to finish. You know the cost and the programme before we start, and there are no nasty surprises halfway through.

Rear and side return extensions

Kitchen and family room extensions across the back of the house, side returns that turn a narrow passage into usable floor space, and wraparounds that do both.

Double storey extensions

A bigger kitchen downstairs and an extra bedroom or bathroom above, built as one structure and tied into the existing roof so it looks as though it has always been there.

Glazed gables and roof lanterns

Full-height glazed gable ends, roof lanterns and wide sliding or bifold doors that pull daylight deep into the new room and open it up to the garden.

Steels and structural openings

Steel beams and padstones fitted to the engineer's calculations so the old back wall can come out and the extension reads as one open room with the house.

Brickwork, render and roofing

Brick matched to the house or a smooth render finish, and the roof slated, tiled or flat roofed by our own roofers as part of the same programme.

Finished inside by the same team

Plastering, electrics, plumbing, underfloor heating, flooring and the kitchen fit-out, so the room is ready to use when we hand it over.

House Extensions, answered

Do I need planning permission for a house extension?

Not always. Many single storey rear extensions can be built under permitted development, while double storey, side and larger rear extensions usually need a householder planning application. We will tell you honestly which route your extension is likely to need when we visit, and work with your architect or drawings from there.

How long does a house extension take to build?

A straightforward single storey rear extension is typically eight to twelve weeks on site. Double storey and wraparound extensions take longer because of the extra structure and roof work. We give you a programme before we start so you know what happens when.

Can we stay in the house while the extension is built?

Almost always. The back wall of the house stays up until the new structure is weathertight, and the break through is planned so the disruption is as short as possible. We tell you in advance when the noisy and dusty stages are coming.

Will the extension match the rest of the house?

That is the aim on every job. We match brick and roof coverings where the design calls for it, or finish in a clean render, and set the roof lines and window heights so the new part sits properly with the old.

Do you use subcontractors for the other trades?

Our own in-house team covers brickwork, scaffolding, joinery, plastering, roofing, electrics and plumbing, and the trades are fully accredited (Gas Safe, NICEIC and so on). One team runs the extension from start to finish.
