Every loft conversion, one in‑house team
A loft conversion turns wasted roof space into a real room. We build dormer and rooflight loft conversions across Essex and London, adding bedrooms, en-suite bathrooms and home offices to houses that have run out of space.
Our own scaffolders, roofers, joiners, plasterers, electricians and plumbers carry out the conversion, from the scaffold going up to the finished room, so one team is responsible for the whole job and you know the cost and the programme from day one.
Dormer loft conversions
A dormer extends out from the roof slope to give full head height and a proper floor area, and can take a Juliet balcony or large windows to the rear.
Rooflight loft conversions
Where the roof already has enough height, rooflights set into the slope bring in daylight without changing the shape of the roof.
Bedrooms, en-suites and offices
The new space laid out as an extra bedroom, a bedroom with its own en-suite, or a quiet home office, with the plumbing and electrics planned in from the start.
Stairs and fire safety
A new staircase into the loft and the fire protection the building regulations require, so the conversion is signed off as a habitable room.
Roof and structure
New floor joists, steels where needed and the roof work carried out by our own roofers, with the scaffold erected by our own scaffolders.
Insulated and finished
Insulation to current standards, plastering, electrics, heating and decoration, so the loft is warm and ready to use when we hand it over.
What our clients say
I have used VAA Construction on many occasions in the past on various types of project and have found them to be very conscientious and thorough in their work with excellent attention to detail. I would happily recommend them as a trustworthy and sensibly priced construction company.
Thank you and your team for the excellent work in helping us achieve an extension to our house which we can be proud of. Once again, thank you and all the men who worked on our project for a job very well done.
Loft Conversions, answered
Does a loft conversion need planning permission?
Many loft conversions, including a lot of rear dormers, fall under permitted development, but it depends on the house, the size of the dormer and whether the property is in a conservation area. Building regulations approval is needed either way, and we will explain what applies to your house.
Is my loft suitable for a conversion?
The main things are the head height under the ridge, the roof structure and where a staircase can go. We look at all three at the site visit and tell you straight whether a dormer or rooflight conversion will work.
How long does a loft conversion take?
Most loft conversions take somewhere between six and ten weeks on site, depending on the type of conversion and the finish. Much of the early work happens from the scaffold, so disruption inside the house is limited until the stairs go in.
Can you add a bathroom in the loft?
Yes. An en-suite or shower room is a common part of a loft conversion. Our in-house plumbers and electricians plan the pipework, drainage and extraction in from the start.
Who carries out the work?
Our own team: scaffolders, roofers, joiners, plasterers, electricians and plumbers. One team runs the loft conversion from start to finish.
